From holiday shacks to units
Victorian Places says Chelsea's timber yard once served builders of do-it-yourself holiday shacks. Wikipedia says many older houses were knocked down for single-storey units in the 1960s and 1970s.

41.2% of Chelsea's occupied homes had two bedrooms at the 2021 Census, and only 34.7% were separate houses. 31.6% were rented.
A long beach
Victorian Places says Chelsea has a long beach overlooked by many houses. It's on the eastern shore of Port Phillip, which BlueScope's salt guide puts in its exposed marine class.

Chelsea is in the City of Kingston, about 30 km south-east of the CBD.
Getting a split into a Chelsea unit
In a two-bedroom unit, one split in the living area does most of the work. The ACT Government guide says larger splits can service areas of up to 80 square metres and suit apartments and the living areas of smaller houses. Add a small one in the main bedroom if summer nights are the problem.

Near the beach, ask which models carry anti-corrosion protection on the outdoor coil and how the warranty treats sea air. Then site the unit away from the direct onshore breeze, and keep sand and leaves off it. Our coastal homes guide has more.
Renting out a Chelsea unit
From 1 March 2027, a new rental agreement in Victoria needs an energy efficient fixed cooler in the main living area, and all rentals need one from 1 July 2030. If the unit's main heater fails for good from March 2027, its replacement must be electric and efficient. A reverse cycle split that meets both ratings handles the two at once. Owners corporation rules are among the listed exemptions, so keep any refusal in writing.

Get the owners corporation's yes, and the outdoor unit's spot, sorted first. Then pick a split sized for your living area, with coastal protection if you're near the water. A yearly professional service, which Mitsubishi Electric recommends, is the simplest way to catch salt build-up on the coil early.
