Rowville's homes, by the numbers
Four waves of building
Rowville's first housing estate was subdivided in 1960. Rowville Lakes, the largest development ever undertaken in Knox, followed from 1976, then the Timbertop Estate in the mid-1980s and a third residential wave in the late 1980s.
Bedrooms to heat
52.6% of Rowville's 11,398 occupied homes had four or more bedrooms in 2021, and another 38.9% had three. Only 0.9% were flats.
Mostly owners
45.0% of homes were owned with a mortgage and 36.1% owned outright. Just 15.1% were rented, so most decisions here are the owner's own call.
Why one split rarely does it
In a 2021 Victorian Government survey, 59% of gas-area home owners said they hadn't chosen reverse cycle for heating because larger houses need several split systems to heat the whole house.
Split, multi-head or ducted for a Rowville house?
The ACT Government guide says split systems suit houses under 180 square metres or homes that only need limited heating or cooling, while ducted or multi-head systems suit houses above that. A four-bedroom Rowville home is usually in ducted territory.
If you already have gas ducted heating and it works, nobody's making you change it: the Victorian Government's 2025 reforms leave heating in owner-occupied homes alone. If it's failing, the choice is a new gas heater, ducted reverse cycle, or add-on cooling if your heater is compatible. Our page on ducted heating in Melbourne compares them.
What a good ducted quote for a Rowville house spells out
- A heat load calculation for your house, which Mitsubishi Electric says should account for climate, orientation, insulation, windows, construction and ceiling height.
- New ducts with at least R1.5 insulation if you're moving from gas to reverse cycle. The ACT Government guide says gas ducts can't be reused.
- How many zones, which rooms sit in each, and the controller you'll get.
- Whether the system needs 3-phase power, which the ACT guide says big ducted installs sometimes do.
- Who disconnects and caps the old gas heater, and the certificates you'll receive at the end.
What we'd do
What we'd do in Rowville
If the gas ducted heater still runs well, we'd service it and leave it, adding cooling only where the family actually suffers in summer. If it's near the end, we'd get ducted reverse cycle quoted with zoning set up so the bedrooms and living areas run separately. In a big house, zoning is what keeps it sensible to run.
