In Mandurah, the water decides a lot. Several suburbs are built around canals fed from the Peel Inlet, which has taken in seawater through the Dawesville Channel since 1994, and others sit near the ocean beaches. That makes salt the first thing to plan for on an outdoor unit. Summers on the coast are milder than inland Perth, and winter heating matters as much as cooling.

Mandurah's water, weather and homes

The estuary and canals

Mandurah's centre sits on the Mandurah Estuary, which drains the Peel Inlet and Harvey Estuary, about 134 square kilometres of water. The Dawesville Channel, opened in April 1994, lets Indian Ocean seawater flush into the Peel Inlet, and suburbs like Halls Head, Dudley Park and Wannanup are built around canals that run off it.

The ocean coast

The city also has many kilometres of sandy ocean coastline. Within 200 m of a surf beach, the GAA's corrosion guide rates the air C5, its harshest band.

Milder summers on the coast

Bureau of Meteorology figures for Mandurah average a summer maximum of 27 degrees and a winter minimum of 9. The station is on the coastline, so suburbs away from the coast can run hotter on summer days than it shows.

Mostly houses, many settled owners

Across the City of Mandurah in 2021, 83.5% of homes were separate houses and 33.6% were owned outright. In central Mandurah, 52.3% were rented and the median age was 50.

Gas is on

ATCO's gas network covers greater Perth with Mandurah included. In the ABS's 2006 survey, gas was the main heater in 46% of WA homes with heating.

Outdoor units on canal and beach blocks

Mitsubishi Electric's instructions list salty places such as the seaside among the spots to avoid, and Daikin's warranty card makes the owner responsible for extra corrosion protection in sea air. Neither says what counts as too close, so ask the installer to look at your block and say what they'd do.

On a canal block, think about which wall faces the water. A unit on the street side or a sheltered side wall may be better protected, even with a longer pipe run, so ask the installer. Have it serviced every year and ask the technician to check the coil and casing for corrosion. Our coastal homes guide covers coastal coil protection.

Don't forget heating

Mandurah's winter nights average 9 degrees on the coast, so a heater gets real use from June to August. Reverse cycle does both jobs from one system. If you're keeping a gas heater, have a licensed gasfitter service it at least every two years, the interval Energy Safe Victoria and the Better Health Channel give. See gas heater servicing in Perth, which covers Mandurah's gas network too.

What a Mandurah quote should cover

  • The model's coastal or anti-corrosion protection, in writing.
  • Exactly where the outdoor unit goes, and why that side of the house.
  • Heating capacity as well as cooling capacity.
  • The electrical contractor's EC number and the ARC details.

What we'd do

Where we'd start in Mandurah

We'd treat every Mandurah outdoor unit as a coastal one. For a canal or beachside home, that means coastal protection on the coil, the most sheltered position the installer can manage, and a service every year. We'd choose reverse cycle so the same system covers winter nights, and we'd want someone who regularly works near the water.

Questions people ask

Does canal water cause the same corrosion as the beach?
We can't give you a firm answer, because our sources rate surf coasts rather than canals. The canals do carry seawater from the Peel Inlet, so we'd plan for salt anyway and ask an installer who works locally.
Is evaporative cooling worth it in Mandurah?
Inland, on a dry hot day, it can work well. On the coast, summers are milder and reverse cycle gives you winter heating too. Our evaporative or refrigerated guide helps you weigh it.
I rent in central Mandurah. Can I ask for air conditioning?
You can ask the owner or agent, in writing. A new system is the owner's decision, because it's fixed to the property.
How do I find a Mandurah installer through you?
Post the job and your postcode. Licence-checked installers who do that kind of work will see it, and only the one who takes it receives your contact details. If no one around Mandurah takes it within 48 hours, installers elsewhere in WA may see it too.
