Gymea is a real mix: in 2021, 44.7% of homes were separate houses, 22.8% were semis, terraces or townhouses and 31.5% were flats or units. About a third were rented. So the first step for a new air conditioner depends on which of those you live in, and whether you own it.

Gymea, briefly

A post-war suburb

Gymea grew mainly after World War II, turning from rural land into a residential suburb through the 1950s and 1960s. Across the Shire, the Housing Commission started buying land after the war, and the district had become suburban by the early 1950s.

An even three-way tenure split

At the 2021 Census, 32.7% of Gymea homes were owned outright, 33.5% had a mortgage and 32.0% were rented. Homes averaged 2.9 bedrooms.

Near the national park, not on the water

Gymea sits at about 72 m and shares postcode 2227 with Gymea Bay, which is the suburb on the water. It's close to the Royal National Park.

Zone 5

The ABCB climate zone map puts the Sutherland Shire in zone 5, warm temperate, with inner Sydney, rather than the hotter west.

Which first step is yours?

In a house you own, you can go straight to quotes. With fewer than three bedrooms on average, a split in the living area plus one in the main bedroom often covers it. The ACT Government guide says splits suit homes under about 180 square metres.

In a strata townhouse or unit you own, start with the owners corporation. NSW treats a new reverse cycle air conditioner as a minor renovation that needs more than 50% of the votes at a strata meeting, unless a by-law lets the committee approve it. Our apartments and strata guide walks through it.

If you rent, you need the lease to allow it or the landlord's written permission. A split means drilling through a wall, which takes it outside the small list of changes a NSW landlord can't unreasonably refuse.

What we'd do

What we'd do in Gymea

We'd sort out who has to say yes first: nobody, the strata, or the landlord. Then we'd fit one reverse cycle split, sized for the room rather than oversized, in the space you use most, and add a second only if you need it. A split system installer who does a lot of townhouses and units is the right fit here. Licence-checked installers near Gymea who specialise in that work can see your job and only the one who takes it gets your details. When nobody near Gymea has taken it after 48 hours, installers in other parts of NSW may see it too.

Questions people ask

Do I need strata approval for a split in a Gymea townhouse?
If the townhouse is in a strata scheme, yes. A new reverse cycle air conditioner is a minor renovation under NSW strata rules. If the outdoor unit or pipes change the outside of the building, it can need a special resolution instead.
Is salt air a problem in Gymea?
Gymea itself isn't on the water. If your home is close enough to Port Hacking to catch sea air, ask the installer about coastal protection, because Daikin's warranty, for one, makes the owner responsible for extra corrosion protection in sea air.
