In Seven Hills, the house usually decides the system. Many of the original homes are single storey, around 100 m2 on big blocks, and suit a couple of well-placed splits or a compact ducted system. The two storey brick veneer homes that replaced many of them in the 2000s are more likely to suit ducted with zoning. Either way, it's a western Sydney climate, with hot summers and cold snaps.

What's different about Seven Hills

Mostly houses

At the 2021 Census, 84.1% of Seven Hills homes were separate houses, 9.9% townhouses or semis and 5.6% apartments. 35.3% were rented.

A soldier settlement, then the housing schemes

Land near the station was cut into blocks for a soldier settlement scheme in 1917, and from 1959 to the 1970s housing schemes carved Lalor Park and Kings Langley out of Seven Hills.

Western Sydney weather

Seven Hills' records from 1950 to 1975 run from 41.7 degrees down to minus 3.9. The suburb is split between Blacktown City and the City of Parramatta, both shaded climate zone 6 on the ABCB map.

Industry north of the line

The suburb sits 33 km north-west of the CBD, and most of its industrial and commercial development is north of the railway.

Older home? Think about asbestos before anyone drills

SafeWork NSW says a home built before the late 1980s may contain asbestos, commonly in roofs, ceilings, walls and eaves. A new split means a hole through a wall for the pipes, and ducted work means time in the roof. Tell the installer when the house was built. If they suspect asbestos, it's treated as asbestos until a laboratory test says otherwise, and a licensed asbestos professional handles it. Never drill or cut suspect sheeting yourself.

What we'd do

Where we'd start in Seven Hills

We'd work out the floor area first. For an original single storey home, we'd look hard at two or three splits before paying for ducted, because the ACT Government guide says splits suit houses under 180 m2. For a two storey rebuild, we'd want ducted zoned by floor. In either, we'd ask for the heating capacity as well as cooling. Licence-checked installers near Seven Hills who do that kind of job will see what you send us, and only the one who takes it gets your contact details. If nobody around Seven Hills has taken it after 48 hours, installers elsewhere in NSW may see it too.

Questions people ask

Split or ducted for a small Seven Hills house?
For a house around 100 m2, splits are often enough. The ACT Government guide says splits suit smaller houses below 180 m2, and you zone them simply by switching on the rooms you're using. Our split or ducted tool helps you decide.
Does a two storey house need two ducted systems?
Not necessarily. One system with a zone for each floor is an option. ActronAir says zoning uses dampers in the ductwork to control airflow to each zone, but the whole system is either heating or cooling at any one time. See zoning and controllers.
Will the installer check for asbestos?
Ask them to. Tell them the age of the house when you book, and if they think a wall or eave sheet could be asbestos, it needs testing by a licensed professional before they drill.
