Marsden Park, the new estate
Rezoned in 2013
Marsden Park, 47 km north-west of the CBD in the Blacktown council area, was first rezoned in 2013 and grew very quickly after that.
Houses, almost entirely
At the 2021 Census, 97.4% of homes were separate houses, 2.3% semis or townhouses and 0.2% flats. The average home had 3.9 bedrooms.
Mortgages, not paid-off homes
66.5% of Marsden Park homes were owned with a mortgage in 2021, 20.9% were rented and only 10.4% were owned outright.
Built under BASIX
Most homes here were built after BASIX, the NSW building sustainability index, began on 1 July 2004. It rates new homes on thermal comfort and energy use.
Hotter streets
Streets with less tree cover, typical of recent suburbs in the west, run hotter because of heat radiation. Western Sydney averages 10 to 20 days a year above 35 degrees, and the ABCB map puts Blacktown in zone 6.
Adding air conditioning to a new build
If the builder fitted a system, find its model number and check its capacity against the house. With close to four bedrooms on average, a single split in the living room won't reach the bedrooms. Ducted reverse cycle is the usual whole-house answer; Solar Victoria says ducted suits larger homes with vents in multiple rooms.
ActronAir says a system loses cooling capacity above 35 degrees, using the example of a 14 kW system dropping to 10 or 12 kW. On a street with little shade, size for that, and ask for the capacity at 35 degrees in writing. Zoning lets you run bedrooms at night without cooling the whole house. See ducted air conditioning in Sydney.
Questions for a Marsden Park quote
- Can my builder's system be extended or zoned, or is it better replaced?
- What capacity will this give at 35 degrees outside, on an unshaded west-facing house?
- Where will the outdoor unit go so it gets fresh air, can be serviced, and meets the 450mm boundary rule?
- Does the install affect my builder's warranty, or the manufacturer's?
- Does my switchboard have room for it, or will I need 3-phase power?
Where the outdoor unit goes on a new block
Daikin says to keep the outdoor unit clear of leaves and debris, and the ACT Government guide says it needs fresh air and room to be serviced. That usually rules out a tight side passage hard against the fence, so settle the spot before the quote.
What we'd do
If we'd just moved into Marsden Park
We'd check what the builder fitted before buying anything new. For a four-bedroom house, we'd pick zoned ducted reverse cycle, sized for a 40-plus day on an unshaded street, with the outdoor unit somewhere open that's easy to service. We'd want a ducted installer who does new builds in Sydney's north-west all the time. Licence-checked installers near Marsden Park who do that work can see your job, and only the one who takes it gets your details. If nobody near Marsden Park takes it within 48 hours, it may also be shown to installers elsewhere in NSW.
